Lake Norman

Waterfront living north of the city, Cornelius, Davidson and Huntersville.

Lake Norman is the largest man-made lake in North Carolina, and the towns along its shore, Cornelius, Davidson and Huntersville, have become a genuine alternative to living in Charlotte proper. For some buyers the water is the entire point.

The feel

Different from the city in kind, not only in degree. Boats, docks, small-town main streets and a pace that slows the moment you cross the county line.

Davidson in particular has a walkable college-town center that people fall for quickly.

How it came to be

The three towns along the lake grew from completely different roots, and it still shows. Cornelius developed around cotton scales and textile mills. Huntersville rose with the arrival of the railroad. Davidson's nucleus was intellectual. Built around Davidson College rather than commerce or industry.

At a glance

What we are seeing

Waterfront is its own market and the listing photos will not tell you what you need to know. Dock permitting, shoreline classification and water depth at your specific lot all matter, and they vary property to property. We walk clients through that before they get attached to a view.
